How to Close Your Parking Lot Before Asphalt Paving

If your parking lot needs to be paved, it can be a hassle for the people who work or live in your commercial building. Closing your parking lot can be inconvenient or outright impossible, depending on your situation.

Prepare Your Pavement

Parking lot paving can’t start until the pavement is completely dry. This means you’ll need to shut off your automatic sprinkler system so it doesn’t go off in the middle of installing an asphalt patch. Likewise, pavement will need to be dry before your contractor can start parking lot sealcoating

Sprinkler systems should remain off until the parking lot can be re-opened to vehicles. If your commercial property is behind locked gates, you’ll need to make sure someone is on the premises to let in the asphalt contractors

Let Employees and Tenants Know

Let your employees or tenants know how long the parking lot will be closed and whether they should use a specific entrance or park in a different location. Freshly sealcoated areas can be reopened to pedestrians within just a few hours and to vehicle traffic within 12 to 24 hours. Newly paved areas, on the other hand, will need to remain closed to both types of traffic for at least 24 hours. 

Since asphalt paving requires a team of workers and heavy machinery, it’s a good idea to let people know that there’ll be more noise outside than usual. The last thing you want is noise complaints from your tenants or employees during parking lot repair or replacement.

Work in Sections

Do you have a large parking lot with multiple entrances and exits? If so, your asphalt paving contractor may be able to divide your parking lot into sections. This means your tenants, employees, or customers would be able to park in different areas of the lot while one section is temporarily closed for paving.

Once a section of your parking lot is ready for traffic, it can be reopened. Closing your parking lot one section at a time can be a great strategy to limit inconvenience to you and your customers.

Pave Outside Business Hours

Most asphalt companies are willing to pave when there’s less traffic. For example, if your business is open from 9am to 6pm, you could ask your paving contractor if they’d work on your parking lot after 6pm. However, keep in mind that contractors have other jobs besides yours that can affect their working hours. 

The amount of time your parking lot will be closed depends on the contractor’s schedule, the type of work you need done, and weather conditions. For example, a paving company won’t be able to start parking lot resurfacing until it stops raining.
